Can I rent my lot on Airbnb?
No — your By-Law 14 (adopted 2023 AGM) prohibits lets under 90 days. NSW SSMA 2015 s.137A allows committees to restrict short-term lets in non-principal-place-of-residence lots.
When must we hold the AGM?
Within 5 months of the financial year-end under your current by-laws. The owners corporation must give at least 7 days' notice.
Who pays for the broken lobby window?
Common property — the owners corporation is responsible. Lot windows interior to your boundary are owner-paid. The lobby is common property under your plan.
Can the committee approve $4k without a meeting?
Yes — your by-laws delegate up to $5k between meetings for urgent works. Anything over goes to a formal motion. This delegation expires at each AGM.
Are pets allowed?
Yes, with written notice. By-Law 5 + the Cooper v The Owners decision (NSW Court of Appeal, 2020) override blanket bans. Your OC cannot unreasonably refuse.
Can the committee enter my lot without notice?
Generally no. Reasonable notice (usually 7 days) under your by-laws applies. SSMA s.122 covers emergency entry — immediate entry is permitted only for urgent repairs.
